Established in 2003, Southwind Cove is a private, gated townhome community nestled in the heart of Sunrise, Florida.     Community Guidelines

    At Southwind Cove, we strive to maintain a safe, clean, and welcoming environment for all residents. To ensure a high standard of living and to preserve property values, the Southwind Cove Homeowners Association (HOA) has established a set of community guidelines that all homeowners and residents must follow.

    ✔    Property Maintenance – Homeowners are responsible for keeping their property well-maintained and in compliance with HOA standards.

    ✔    Noise Control – To maintain peace within the community, quiet hours are observed from 10:00 PM – 7:00 AM. Excessive noise, loud music, and disruptive activities should be kept to a minimum.

    ✔   Parking & Vehicles – Residents must park in designated driveways and garages. Street parking is restricted, and overnight parking rules apply. Commercial vehicles, boats, trailers, and RVs are not permitted.

    ✔    Trash & Recycling – Garbage must be placed in designated bins and set out only on collection days. Bulk waste must follow city collection schedules.

    ✔    Pet Policies – Pets must be leashed in common areas, and owners are required to clean up after them. Aggressive breeds or excessive barking may result in further restrictions.

    ✔    Architectural & Exterior Changes – Any modifications to a home’s exterior, including fences or landscaping, must be approved by the HOA Architectural Review Committee before work begins.

    ✔   Short-Term Rentals & Leasing – Airbnb and other short-term rentals are prohibited. Homeowners must comply with HOA leasing restrictions to maintain community integrity.

    Failure to follow community rules may result in violation notices and potential fines. The full list of guidelines can be found in the Southwind Cove HOA Rules & Regulations Document, available upon request.
