As a homeowner in Southwind Cove, it is important to stay up to date with your HOA maintenance fees to ensure the smooth operation and upkeep of our community. The HOA maintenance dues cover essential services such as landscaping, security, amenity maintenance, and general property management.
Monthly HOA Dues: $250
If you are planning any exterior modifications like landscaping or repainting, remember to submit your plans to the Architectural Control Committee (ACC) through the Management Company for approval before starting.
Southwind Cove maintains a community-wide repainting schedule every 7 years to ensure a consistent and well-kept appearance.
- In between repainting cycles, homeowners are responsible for maintaining their building’s exterior color beyond normal wear and tear.
- There are 5 approved building colors in Southwind Cove, with all trim painted white to maintain uniformity.
- Pink
- Beige
- Orange
- Burnt Orange
- White
Any touch-ups or repainting must match the original approved color for the building.
Fences in Southwind Cove require Board or ACC approval and must be well-maintained. Only white aluminum or PVC fences (railing or shadowbox style) are allowed—no chain link or wood fences.
Fences are permitted only in rear yards and side yards of end units, with a height between 4 to 6 feet. Homeowners must maintain both sides of their fence and provide a 5-foot-wide access gate for community maintenance. The Board has final discretion on compliance and maintenance standards.
To maintain the architectural integrity and uniform appearance of Southwind Cove, all window and door replacements must comply with the following HOA standards:
- Windows may ONLY be replaced with ‘LIKE FOR LIKE’ replacements – meaning they must match the same size, white grids, and opening direction as the original windows.
- Front doors may be replaced, but must remain the same color and size. Any design changes to front doors require HOA/ACC approval.
- Sliding doors may be replaced with French doors if approved by the ACC and necessary city permits are obtained, but the size of the opening cannot be altered.
- Garage doors may ONLY be replaced with an identical design—no modifications or alterations to size or style are permitted.
Before any external contractor begins work in Southwind Cove, they must provide the following insurance documentation:
- Current Certificate of Insurance (Proof of active coverage which will be valid throughout the engagement).
- Certificate of Insurance listing Southwind Cove HOA Inc. as Additionally Insured, c/o Sunrise Management, 8181 W. Broward Blvd., Suite 380, Plantation, FL 33324.
- Certificate of Insurance listing the Homeowner and their property address as Additionally Insured.
These documents must be submitted and approved before work begins.
Resident parking is limited to driveways or guests may park in designated guest parking spots at the North and South Pool locations. To avoid towing, avoid parking on the grass, as it’s strictly prohibited.
Monthly lawn maintenance schedules are posted on the community bulletin boards near the North and South mailboxes. Backyard access for routine grass cutting is encouraged (but is optional if you will maintain yourself).
Our Tap2Open gate system makes entry easy with your phone or a special RFID sticker. Registration is free, and RFID stickers are available for $30 each. Please complete this online form with your vehicle details.
Relax at our pools, from sunrise to sunset. Pool gate FOBs are available for $50 and grant access to both the North and South Pools during operating hours. Children under 18 must be accompanied by an adult, and no food or glass containers are permitted.
The north pool is available for rental at a fee.
Your designated mailbox is located at either the North or South entrance. USPS will deliver small and medium-sized packages in the shared parcel lockers with a key provided in your mailbox, and larger packages will be delivered to your do
Stay informed about events and updates posted on the bulletin boards at both the north and south entrances.
Each household may have up to two pets (dogs or cats), with dogs under 25 lbs. Remember to pick up after your pets to keep our neighborhood clean and safe.
